Most of Orlando’s HOAs have common restrictions.  Such as setback requirements, which dictates how far a swimming pool can be from the property line. 

Many communities require a pool must be at least 10 feet from the rear and side boundaries. Be aware, this varies greatly from HOA to HOA. Some require a 15 feet setback, while others it just 5 feet with certain types of fencing.

Especially, in communities with lots that are smaller and the sound can easily travel to other properties. 

Some amenities are also under scrutiny some HOAs. Such as cascading waterfalls, that may exceed noise restrictions. The hight of fountains, deck levels, and rock walls, the size, depth, and design of the pool, and type of materials used, can all affect construction.
